Please be aware of the Watershed Rule, and the Domestic & Farm Animal Density Rule that will need to be considered in developing/residing on your Lot. You can find a PDF link of these Additional Rules on this website under the link "CCRs & Legal". Regarding all rules adopted by the 9MR BOD, an email can be sent to the ACC or BOD to initiate a conversation regarding any required approval as mentioned in a rule. Nine Mile Ranch HOA Architectural Control Committee (ACC)
ACC Approval Process
The ACC has the responsibility to ensure that all development on the Ranch happens in accordance with the protective covenants in the CCRs. The ACC has developed a clear process to guide lot owners through the development of their property.
The process begins with an Application for Plan Approval submitted by the lot owner describing the proposed improvements. The application and related documents are reviewed by the ACC, feedback is provided, and written approval is issued on completion. The two processes below cover Non-Residential and Residential projects respectively.
Non-Residential Projects
(fences, sheds, outbuildings, driveways, etc.)
Step 1: Submit an Application for Plan Approval
Submit a completed Application for Plan Approval form along with the following supportive information:
- Site plan depicting the location of the project on your lot, indicating any driveways and other land clearing intended
- Building plans or sketches for sheds or garages
- Pertinent photos, if any
- Copies of Okanogan County permit documents associated with your project, if any
Step 2: Acknowledgment
After receiving the application, the ACC will reply to the lot owner confirming receipt.
Step 3: Committee Review
The application is distributed to ACC committee members for review and feedback. Turnaround time is typically one to two weeks from distribution. Any questions or concerns will be shared with the lot owner so they can be addressed.
Step 4: Approval
If no issues are identified, an email will be sent to the lot owner granting approval to proceed, followed by a formal written approval letter.
Residential Projects
Step 1: Submit an Application for Plan Approval
Submit a completed Application for Plan Approval form along with the following supportive information:
- Site plan noting the building location on your lot, indicating any driveways and other land clearing intended
- Building plans
- Any additional photos or supporting information
- Okanogan County Site Analysis form or building permit, if available
Step 2: Committee Review
The application is distributed to ACC committee members for review and feedback. The Road Committee is included as needed. Review includes evaluation of finished square footage, excluding porches and garages, with a minimum of 900 square feet as required by the CCRs.
Step 3: Turnaround
Turnaround time is typically one to two weeks from distribution. Any questions or concerns will be shared with the lot owner so they can be addressed.
Step 4: Conditional Approval
If no issues are identified, an email will be sent to the lot owner granting conditional approval to proceed with building. Final approval is contingent on receipt and review of the Okanogan County building permit blue sheet (the permit summary document issued by the county on permit issuance).
